"The Ugliest House on the Block"

It's long been known that people can make a lot of money in real estate by finding ugly houses in otherwise great neighborhoods.

There are dozens of TV shows about this on as many channels - you've probably seen at least one yourself.

It's a fairly simple idea:

The savvy investor buys the property for a price well below the neighborhood average...

    • throws on a coat of paint

    • puts in some minor repairs

    • and puts the place right back on the market.

Those minor changes can have a HUGE effect on the value of the property, and the investor typically makes tens of thousands of dollars on these "Flips".

ED! Why wouldn't I just go flip houses?

The problem for the real-estate investors is that you typically have to dig really hard to find those kinds of deals. Real Estate is all about LOCATION, LOCATION, LOCATION. If there are no cruddy houses in the nice neighborhoods, there's no opportunity to "flip" for a big profit.

First, my students discover how to find a "great neighborhood" - in online terms, this means they find a healthy market - one where advertisers are spending money. Advertisers spend money where there are customers spending CA$H. You can do this too in a few SIMPLE steps.

Now in any good marketplace, there will be some great websites that are making very good money. These sites will have all the bells and whistles and great graphics and Flash and all that good stuff - IGNORE those guys.

(It's good that they are there, because it means that there's money to be made in their "neighborhood" but you don't want to buy a site with no room for RENOVATION.)

My students learn to spot the "ugly house" websites in these "good neighborhood" markets. We're talking about thousands upon thousands of web sites in thousands upon thousands of profitable markets.

ED! Why are there so many low quality sites? That doesn't make sense! Isn't it hard to make a web site? Isn't it expensive!

FALSE!

Today it's easier than ever to build a web site - anyone can do it! There are so many tools and services, a lot of them FREE, where your grandma or kid sister can have their own little piece of Internet Real Estate with literally 5 minutes of clicking a mouse! It's nowhere near as technical as it used to be.

So there are MILLIONS of people online making websites, blogs, photo galleries or whatever they like. Most people just make hobby or personal sites, but not everyone.

Of course, some people will try to make some money online with a commercial website. They build some manner of e-commerce store - maybe they sell e-books or t-shirts or CDs, it doesn't matter.

What's important is that a lot of these wanna-be hobbyist entrepreneurs NEVER TAKE THE TIME TO LEARN HOW TO MARKET ON THE WEB.

Most of the time, these kinds of site owners do a little bit right, but fall short... For example:

  • They get a good amount of targeted traffic BUT...

    • They don't try to collect visitors' emails...

    • They don't try to upsell or cross-sell...

    • Etc. etc...
  • They have a great product BUT...

    • Their sales copy is so bad it SCARES people away...

    • Their cruddy photos make their site look CHEAP...

    • Etc. etc...
  • They have a positive cash flow BUT...

    • They don't know how to ramp up their traffic to explode their profits...

    • They don't know where to find outsourcing help so they can improve their results.

    • Etc. etc...

The list goes on forever.

These kinds of sites are hidden DIAMOND MINES on the web.

My students and I buy them outright from the owners who have UNDERVALUED their real estate. How much do we pay? Only a few hundred bucks a lot of the time. Sometimes, we don't even put ONE CENT DOWN. And how much are the sites actually worth? UP TO TEN TIMES AS MUCH AS THE PURCHASE PRICE!

And that's BEFORE any improvements are ever made.

ED! I don't know anything about how to fix a web site! What if I NEED to make improvements! How am I supposed to do this?!

Let me take you on a tour of the seedy underbelly of buying and selling web sites before the "Dominiche System" was created. Please, Please, Please don’t sell your site like this (I’ll explain why a bit later) but I need to show you another reason why buying sites for peanuts makes so much sense.

I’m now going to put on my virtual HAZMAT suit and head of to a site that allows you to buy and sell web sites.

(You can do this too - just type in "sell my website" into Google)

Let's go to buysellwebsite.com and we'll probably find something much like this example of a website that is up for sale.

Dominiche - The Art of Buying and Selling Websites

Now I’m going to make a HUGE assumption that the numbers you see in the above screenshot are correct.

Don’t let the crazyness put you off though. Sites like these are selling every day. This is very common.

Let’s have a look at the key numbers,

The site has a profit of $115,750

It has 15,000 unique visitors per month

He wants $22,400

W.T.F (First Two Letters stand for "What the...")

Lets look at it. IF this market has showed a steady growth or has been stable for the past twelve months, and I slap down my $22,400 - I will receive around a hundred thousand bucks over the next twelve months. (You should never just slap down the asking price like this - you'll find out how to use deposits and other strategies for "NO MONEY DOWN purchases!)

Let’s see - If I take $22,400 to the bank and came back in twelve months time to collect the cash-flow it generated (the deposit will earn interest) at five percent I’ll get a whopping $1,120 bucks.

Buying this website - I’ll bank around $75,000 bucks in the same period. Let's say I manage to somehow mess EVERYTHING up, and sales drop by 50% - I’ll still bank around $30,000!

ED! This deal is obviously a scam!

You're probably right - but here is the thing - learning the "Dominiche Due Diligence System" you will see that two phone calls and five minutes will tell you if this is the deal of the century... or a certified dud.

You know what? Most people would just walk on by ASSUMING that this is a dud. Dominiche students know better - check out anything that looks promising - don't assume anything!

ED - Business is more risky than putting cash in a bank!

This is true, which is why you get a much higher "ROI" when you buy a business. (ROI means "Return on Investment" which are the three most important words in business!) Now consider this, buying an online business is WAY less risky than buying a real world business. How? When you buy a real world business there are so many unknowns:

Are the accounts accurate? (They never are!)

Will the employees stick around? (They rarely do!)

And there are dozens more...

Think about buying an online business - your expenses are 100% online, so you can easily show a buyer your advertising spending for the last eighteen months, for example. Of course Mr. Buyer you will want to verify your income - If you're an online merchant, you can easily authorize them to verify these details themselves... knock yourself out!

Due diligence is a JOY for online businesses - pure hell when you are buying a business in the real world!!!

But that's not the best bit!

Sure it’s pretty cool if you recover your investment and make 300% return - lets face it - if the business imploded after twelve months who cares?!

Dominiche students know that EVEN if you did not make a red cent from product sales or advertising, you can STILL make money....

Observe the following screen shot taken from the Overture bid tool...

This tool gives you an estimate of how much you might pay per click for a search engine ad in order to get visitors. It gives you a rough idea of how much each visitor will cost you for each ad position. The higher on the page, the more traffic you get, but the more it will cost.

Notice that the 8th ad for Mystery shopping (part of the service provided by the site we are examining) will cost you 62 cents per visitor....hmmmm.

If you remember this site has 15,000 unique visitors a month! This is so easily checked I’m not sure why anyone would try to make this up, so let's assume that number is accurate...

Has the light bulb come on yet?...

Let’s lay it out - to get just the eighth advertising position down you would have to pay 62 cents per click.

(Most would argue that you need to be top 3 but I want to use "bad" numbers in this example.)

Now to get 15,000 unique visitors from the search engine - at 62 cents a click - you would have to pay NINE THOUSAND THREE HUNDRED DOLLARS A MONTH to get the traffic.

The site we are buying ONLY COSTS $22,400!
Just on traffic alone!
You will have paid for the site in under three months!

The People Selling Sites Have No Idea The Value Of Their Traffic!
(At least that's the case for now... word may get out soon!)

Here's something else "REAL" Real Estate can't do for you...

Ok - Imagine you have a web site making you $500 per month (You can do this in thirty days - StomperNet's other faculty and I have shown hundreds of people how to do this starting with no money at all).

Dominiche will to show you how you can sell that site in a couple of weeks for at least $6,000 dollars. (If you want to put a bit of effort in you should be able to get at least $12,000 bucks - but lets start off easy).

If you can get a website generate 10,000 unique visitors a month in a market niche - that site would also sell for a quick six grand and the site would not have to make a cent! (Dominiche will show you how to find educated buyers who can understand the value of traffic!)

This is where the my experience will super-charge your buying power!

You will discover how to FIND and BUY sites with these same characteristics: ($500 a month in profit / 10,000 unique visitors a month)...

For EITHER NO MONEY DOWN, or at most, a small deposit PLUS you will only pay somewhere between ONLY one and three grand!!! IN TOTAL!

Are you seeing where this is headed?...

First, let's buy someone's web site - let's go hog wild and pay our maximum - $3,000 for it. Dominiche students ALREADY KNOW we could sell this site for $6000. You're buying it from the seller for only 6 months worth of the site's profits, while we aim to turn around sell it for at least ONE YEAR's worth of profits.

Dominiche will show you how to use what's called "vendor finance" so that instead of paying the full price up front, you are only going to be making payments... Using what you will learn, we manage to get the owner to agree to $500 a month payments for a total of 6 months.

Let's get to "work"...

What's harder, writing something or editing it? You're right - editing is MUCH easier! So you pick your favorite Internet marketing technique from StomperNet, make a minor renovation to the site and you could very possibly increase the profit to $1000 a month in your FIRST month. That's DOUBLE what you started with!

At this point you have a free web site! Your renovation means the profits cover all the payments to the old owner - which means NO MONEY comes from your pocket - which means you have acquired an asset for FREE! You made $1000, and you pay the old owner $500. You have a $500 profit!

You probably have heard about vendor finance in real estate... But here's where ONLINE real estate is better! If you finance an apartment complex, and your renters' checks only barely pay your mortgage note, how do you make a profit? You can't double the rent on your tenants every month!

Of course you can’t - But you can "double the rent" on your web site every month very easily! In other words, can you continue making minor improvements to increase your profits from $1000 a month to $1500 a month in the second month?...

Hell. Yes.

Now, let's talk about selling the site - and remember you increased the profit from $500 to $1500.

ED! Why would I want to sell a site that's making me $1500 a month!

By increasing the monthly income of the site, you just increased the selling price of the website to $18,000! You bought the site for $3,000 dollars, in only two months time you could be looking like this!

You have made:

1. $18,000 bucks from the quick sale (you could at least double that if you use the DOMINICHE selling techniques - but lets assume you want quick cash.)

2. You made $3,500 in cash from product sales/adsense revenue. Over the past two months, you paid $1,000 of those profits in two monthly payments to the seller. That leaves $1,500 in your pocket!

That's $19,500! That's plenty enough to pay off the original seller - you only owe him $2000 more!

After purchasing a $500 a month little niche site (at half its value) - two months later you have $17,500 in the bank.

Can you rinse and repeat the process and buy another site and do it again and again?...

You Bet.

That is the power of leverage and it’s the exact process that real estate investors have used to generate incredible wealth.

But here is the thing....

It's so much easier on the 'net!!

Think about it, no real estate agents, no bank managers, no tenants to torch your house in the middle of the night and skip out on the rent, no dealing with sub-contractors in expensive "money pit" renovations.

Now just imagine if your web site was generating $1,000, $10,000 or a $100,000 dollars a month. We've already told you how the more your site makes - the easier it is to sell for much higher multiples!

(Dominiche Definition: "Multiples" is a fancy word for the number of years profit - like in the example above we used one years profit - That's actually on the lower end of selling prices. I sold my first lot of sites for eight times earnings or one years profit multiplied by 8!)

But what if I don’t have a web site to sell yet?

Totally Cool. No problem. Dominiche can make money for its students in multiple ways:
